This page identifies our standards that define our published base prices. In addition, our extensive Custom Home Worksheet and Option List complement this page by identifying numerous upgrades to these standards. (See box to right)

EXCAVATION

* Excavation IS NOT included in the base price.* Excavation and septic de-sign/permit will vary by lot topology and township jurisdiction and therefore are not part of base specs. Once our bid requests have been received, your specific excavation costs will be presented as part of the Design & Plan Review prior to Contract signing. Any additional costs from utility providers are included in the excavation bid.

CUSTOM HOME WORKSHEET?

These items include major components that are plan-dependent, such as the type of heating, or structural upgrades (ex: 9’ vs. 8’ foundation wall) and higher-grade building materials (ex: Ad-vantech flooring vs. standard 3/4” OSB).

OPTION LIST?

Items on this list have a specific, known price and include a wide range of practical and aesthetic upgrades. These can be exterior adornments such as door surrounds, interior enhancements like whole-house audio, and a myriad of great ideas in between.
